Landlords want to know "what will my home rent for"? Based on the Law of Supply and Demand, a home will rent for the amount

Renters are willing to pay. There are four key indicators that hint at a price Renters may be willing to pay. Sometimes Renters are

willing to pay more, or offer to pay less, than the key indicators suggest. Some of the key indicators are listed below.

Our Full Service Property Management Includes

1.  CLEAN & PREPARE THE HOME FOR TENANTS

  • Inspect the home inside and outside for rental readiness. The inspection includes the curb and walk-through appeal, cleanliness, repairs, maintenance and any changes that affect the safety or security of the Home.

  • Provide a list of items that, if done, may reduce amount of time the home stays vacant.

  • As requested and approved by the Owner, complete maintenance, repairs and other work.

2.   REVIEW COMPARABLE RENTAL UNITS

  • Perform a market analysis and look at Comparable Units. This data can be used as a reference when setting a monthly rent rate.

  • Consider number of homes available on the market and in the neighborhood, current market demand for homes, typical number of days on the market and other parameters that affect time and price to rent.

3.  ADVERTISE AND MARKET THE HOME

  • Take pictures, Edit pictures and prepare for Uploading to the Internet

  • Write Advertisements for the Home

  • Market Your Property on the Internet. We advertise on about 30 web sites.

  • Market via Multiple Listing Service (MLS)

  • Respond to inquiries and provide information to Prospective Tenants

  • Setup Appointments and Show to Prospective Tenants

4.   PROCESS & EVALUATE APPLICATIONS

  • Process and Evaluate Applications

  • Run and Evaluate Credit Bureau Report

  • Assess Applicant Qualifications

5.   PROCESS LEASE & ARRANGE MOVE-IN

  • Write Legally Enforceable Lease and Review with Tenants. Get all required signatures

  • Collect Pre-Move-In Payments from Tenant (rent, deposit, fees)

  • Provide tenant with Contact Information for Utilities and other Services, Keys, Covenants, Garage Door
    Openers, Pool Passes and any other Information needed

  • Inspect home just prior to tenant move in and complete a Move in Inspection Sheet. The Move-In Inspection
    Sheet is used as a basis for determining money, if any, the Tenant is to pay after moving out.

  • Provide copy of lease contract and agreements to Owner

6.   MANAGE PROPERTY

  • Collect Rent

  • Disperse rent collected to Owner

  • Prepare monthly Statements and send to Owner

  • Prepare Annual Statements and send to Owner

  • Receive and Respond to Tenant Inquiries, Complaints, Requests for Repairs, Maintenance and
    Improvements.

  • Report Service Calls to Owners as agreed.

  • Process Annual Lease Renewal and re-negotiate terms when appropriate

  • ** Complete Repairs, Maintenance and Improvements per the terms of the Property Management
       Contract Contract and additional work as requested by the Owner

7.   MANAGE DELINQUENT ACCOUNTS

  • Send Notice of Late Payment and Initiation of Eviction Process to Delinquent Tenants

  • ** Prepare and Submit Eviction Papers to Court. Schedule Court Date.

  • ** Appear in Court before the Judge and request eviction of the Tenant and repossession of the
        Home.

  • ** Prepare and Submit Lock-Out Papers to Courts.
